Haug Residence - El Segundo

 

Existing home 3 bedroom, 3 bathroom with 2 car garage before new home.

At the back of the property before the proposed rear retaining wall is built.  The retaining wall was added to extend the backyard further toward the rear property line

An excavator was brought in to scrape the existing home.  Before demolition an asbestos inspection was completed.  A small amount of asbestos was discovered in the exhaust pipe of the old wall heater.  The was remediated by a professional company before demolition started.

The soils report on this project required the soil below the new home to be removed to a depth of 4'-0" and recompacted.  A geotechnical engineer was on-site to monitor and test the compaction during each subsequent lift.

Shoring was required to restrain the two neighboring block walls on each side of the property at the rear hillside.

The 10'-0" tall retaining wall was formed and poured

The entire wall was waterproofed and the soil compacted

After the geotechnical engineer signed off on the soils compaction, the raised foundation was formed

All the plumbing, electrical and low voltage installed.  The next step was to spray foam the entire home.  A system of flash and batt was used on the ceiling to reduce cost.

House wrap was installed and then hardiboard siding installed around the home.

Master shower being hot mopped, skylight over shower installed.  Solatube installed in vanity area.  Water closet beyond

Bathroom tile being completed.  Toilet and vanity ready for installation

Kitchen complete.  11'-0" granite island with traditional cabinets.  Additional storage designed into front portion of island.  Walk-in pantry beyond with interior mudroom between garage and kitchen for backpacks and sports equipment

Siding complete.  Preparing for exterior hardscape and stone veneer.
