Coastal Creations was hired to completely re-build this hill section home.

Scope of project:

Deconstruct the home down to the existing wood studs and re-built the entire home.  The layout was flipped putting the living space on the upper floor with the ocean view while the bedrooms were placed on the lower floor

Coastal Creations started the project by fully deconstructing the home using a deconstruction service.  The service came in and catalogued all the material in the home such as the wood floors, mouldings and cabinets.  The materials were removed with care in mind.  A value was calculated and the homeowners received a sizable tax write-off.

The existing master bedroom was also removed and the area was converted into an ocean view deck.  The new master bedroom was relocated to the lower floor.  The existing dropped living room was filled with concrete except for a location that was created for a walk-in shower/tub for the master bathroom.

During the framing, termites were discovered in the roof sheathing.  The owners decided to resheath the entire roof structure to avoid any structural or infestation issues after the home was completed.

 The attic space was opened up by re-framing the ceiling.

New parallam beams were added to the new deck system to support a new steel pergola,

The living room had 20' ceilings on the existing home.  The area was filled in with a second floor and the area became the new upstairs living room.  All windows have an sweeping ocean view.

New TJI floor joists were added under the new ocean view deck for the added weight.  A light weight concrete surface was added for a radiant heating system.  This system warms the floor with circulating hot water so the deck stay warms even on a cool night.  The roof sheathing was rebuilt with foil faced sheathing which creates a radiant barrier reduces solar heat gain in the summer months.  A new stairwell was framed

The layout of the home was completely changed.  The existing master bedroom became the ocean view deck.  The old upper bedrooms became the dining room, kitchen and living room.  Decorative arches and soffits were framed around the home for appearance and detail.

A custom steel pergola was designed and added to the ocean view deck.
